DO NOT "SIGN IN" - OR REGISTER - AT A NEW HOMEBUILDER SITE WITHOUT YOUR AGENT BEING WITH YOU!
HERE ARE THE RULES: IF YOUR FIRST VISIT TO A NEW CONSTRUCTION SITE IS NOT WITH YOUR AGENT, THEN THAT AGENT CANNOT LATER REPRESENT YOU!
THIS SOUNDS CRAZY, BUT IT'S TRUE.
You can, however, visit the site. Just be sure to tell the site agent that you do not want to register, and that you have an agent.
We know how to negotiate new home contracts. We know areas of negotiation that the site agent will not tell you about.
Having sold many many new construction homes this year alone, my Team is familiar with most builders. Some of the builders are having financial difficulties in this market. We can help you avoid bad choices.
Also, new construction will not include back yard landscaping, window coverings (curtains) and upgrades (42" kitchen cabinets, carpet, tile, etc) that many resale homes already have.
But in the current market, new construction invariably can be less expensive than even newer resale homes.
